Terms & Conditions

1. A provisional booking date may be held by telephone and will be held for four days pending receipt of a completed booking form and full deposit or payment as appropriate.

2. Only the persons named on the booking form are allowed to stay in the house. Florida State Law prohibits subletting, sharing or assigning. Any persons not shown on the booking form will be asked to leave.

DEPOSIT/SECURITY DEPOSIT

3. A deposit of £125/$180 per week is required with the completed booking form.

4. Confirmation of the booking will normally be made within seven days of receipt of the deposit.

5. Once the booking is confirmed, the deposit will be non-refundable but will be deducted from the full rental amount due.

6. A refundable security deposit will be also be charged to the value of £200 to cover any breakages or damage whilst staying in the holiday home. This will be in the form of a cheque and is fully refundable in the event of there being no breakages or damage or in the event of cancellation at any time.

7. At the time of confirmation, an account will be issued showing the balance due.

8. This is payable eight weeks prior to the date of departure.

9. Bookings made within eight weeks of departure are payable in full at the time of booking.

10. Full details of how to get to the house and where the key can be collected will be sent to the person making the booking after full payment has been received.

11. The owners reserve the right to cancel the booking if payment is not received by the due date.

Cancellation Charges

12. The client may cancel the booking at any time after it has been confirmed.

13. Cancellation must be made in writing.

14. There will be a charge made which will be dependent on how much time there is between the date of cancellation and the arrival date and on whether we are able to re-book the villa after the cancellation.
The following charges will apply:

Payment due
More than 8 weeks The full amount of the deposit.
Between 4 weeks and 8 weeks 50% of the total cost of the rental (excluding pool heat)
Less than 4 weeks 100% of the total cost of the rental (excluding pool heat)

Note that if we are able to re-book the cancelled weeks, there will only be a £50 administration charge made, irrespective of when the booking is cancelled.

Changes made after the booking has been accepted

15. Alterations to confirmed bookings can be made at the owners’ discretion.

Arrival / Departure

16. The rental commences at 4.00p.m. on the day of your arrival and ceases at 11.00a.m. on the day of your departure.

17. The property will be cleaned before your arrival and again on your departure.

18. All rentals are inclusive of electricity, gas, water and local sales taxes.

19. A telephone is provided for guests to use. Local calls are free of charge. Long distance or international calls must be paid for by the guests through either a phone card or a credit card.

Force Majeure

20. The owners or owner's agent cannot accept, be responsible for or be liable in respect of loss, damage or changes caused by Force Majeure (e.g. strikes, floods, closure of airports, weather conditions or other events beyond our control).

21. In the unlikely event of a complaint during your stay, please contact the management company. Full details of which will be found in the house.

Liability

22. The owners or owner's agent do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused.

23. Whilst we would endeavour to advise you before you travel, the owners or owner's agent cannot be held responsible for any noise, disruption or inconvenience caused by ongoing construction, alterations to existing houses or any other similar circumstance that is beyond our control.

Pool Heating

24. If pool heating is required, this must be requested at the time of booking.

25. There is an additional charge and this must be paid for with the final balance.

26. In the event pool heating is requested and paid for, the owners cannot guarantee the temperature of the pool as this will vary according to different factors, the main one being the prevailing weather conditions.

Inventory Items

27. No inventory items may be removed from the house. This includes linen and towels.

28. Any breakages or damage must be reported to the management company immediately.

Insurance

29. Clients are recommended to take out adequate holiday insurance to cover eventualities such as cancellation, accident, sickness and loss or damage of personal property.

No Smoking Policy

30. Please note that smoking is not permitted anywhere inside Queens Gate Housebut ashtrays are provided for your use around the pool area. In the event that guests are discovered smoking within the house an additional cleaning charge may apply.

Cots and Highchairs

31. A full size cot and a highchair are provided for your use at no additional charge.

Prices

32. The prices quoted are subject to change without notice but where a booking has been made, the price ruling at the time of the booking will be the price that applies.
